Receiver & Keeper Management

Rampart has 30+ years of experience as Receiver/Keeper over a wide variety of property types and sizes. When a loan goes into default, the lender typically has a strong case for having a third party appointed by the Court to protect its loan collateral. Accordingly, the Court often looks for a strong and proven property management company to step into the owner’s shoes and take over the management and operation of the property. This party, known as a ”Receiver,” (or “Keeper” under Louisiana law) secures the property, coordinates the receipt of possession of the property with the state or federal authorities, pays all necessary bills associated with the property such as those related to insurance and utilities, collects rents, attending sheriff’s or marshal’s sales, and provides monthly accounting. In many cases, the Court Order also allows the Receiver/Keeper to make necessary improvements to the property as well as market it for sale and/or lease.
